Home Warranty Guide
Home warranty plans are service contracts. Coverage, exclusions, service fees, provider networks, claim limits, and renewal terms can vary widely.
Before comparing plans: read the sample contract, not only the marketing summary. Exclusions and caps usually determine how useful the plan may be.
What to compare
- Covered systems and appliances, exclusions, and dollar limits
- Service call fee, claim process, waiting periods, and cancellation terms
- Contractor network rules and whether cash-out options exist
- Renewal pricing, transfer rules, and optional add-on coverage
Questions to ask
- What conditions can cause a claim to be denied?
- Who chooses the technician and how quickly are appointments scheduled?
- Are pre-existing conditions, maintenance records, or code upgrades covered?
- How are replacement value and repair decisions determined?
